If you are thinking about selling your home and using the proceeds to buy a smaller one or to rent an apartment, the timing couldn’t be better to bring your home to the market.

In 2019 we have seen more homes in the metro Halifax area and other areas of Nova Scotia that have sold very quickly at or over the asking price. However, despite the positive trend, we have also seen many instances where the sellers and their real estate agents have over-priced homes assuming there is a huge demand and these properties end up sitting on the market for six months to over a year, ever so slowly having their asking prices drop.

In our experience, at Priority 1 Real Estate, if your home is priced appropriately, based on its condition, location and market conditions, it will indeed sell in a very reasonable amount of time. This has been our philosophy since 1990. While it is great to take advantage of a sellers’ market, you can’t fool a technology-savvy buyer and an experienced real estate agent into believing your home is worth more than it really is! This is often one of the biggest mistakes sellers make.

An experienced agent can help you prepare your home to maximize the dollar you will get for it. They will help you understand that a modest investment of a thousand dollars on some home improvements can have a high return of several thousand dollars in sale price. However, that is where the knowledge of an experienced real estate agent comes into play. You simply don’t want to spend $2,000 to gain $1,000. That makes no sense and it is often another mistake sellers fall prey to by avoiding sound advice.

Knowing that your most valued asset is in the hands of a capable agent whose reputation speaks for itself, no matter what kind of market you are in will help you make the best decision for your finances and life.
